The Millennial Method

Situation

Clients tell us they find hiring and retaining top young talent a challenge and how selecting a space is more about labor statistics than image and rent.

We looked at how real estate could better support labor in addition to operations in a meaningful, measurable way.

I developed a new site selection product so our clients could address the growing talent challenge.

Action
I created a 126-point decision making methodology that allows clients to locate and build out a space that expressly appeals to millennial workers.

Our Millennial-focused program shows employer occupiers how to leverage real estate to create experiences and environments that connect with young talent.

We guide them through “millennial-friendly” decision making by looking differently at location, neighborhood, building amenities, space design, branding, finishes and programming.

Result
The methodology won us an assignment for a PE-funded tech start up that employs primarily younger workers.

We guided them into a 40,000 SF office space in the West Loop that is being built-out according to many of our recommendations.

The approach is being used in numerous tech and professional services pursuits.
We demonstrate how the method can save the equivalent of $4.00 PSF per year in rent costs by attracting and retaining talent.
